Fourteen projects a year, because fifteen would show.
Larchmont Design Build has been designing and building renovations in Birmingham, Bloomfield, Royal Oak, Ferndale, Huntington Woods and the surrounding communities since 2009. We are deliberately small: one owner who is still on site, one project manager per job, and the same two carpenters from demolition to punch list.
Everything below is a public record. Go and look.
A license number you cannot verify is a logo. Here is ours, and here is how to check it — along with how to check anyone else you are considering.
- License
Michigan Residential Builder, no. 21010XXXXX
Michigan licenses residential builders and maintenance & alteration contractors through LARA. Structural work and additions require a Residential Builder license — an M&A license does not cover them. Look any contractor up in the state’s license portal →
- Insured
General liability and workers’ compensation, verified annually
Ours, and every subcontractor’s. Ask for certificates naming you as certificate holder — any legitimate firm will produce them the same day. If a builder is uninsured and someone is hurt in your house, that becomes your problem.
- Trust
Your money is held in trust, by law
The Michigan Builders Trust Fund Act makes the money you pay a contractor a trust fund for your project, with the contractor as trustee. Misappropriating it is a felony. It is the strongest protection a homeowner has and almost nobody knows it exists. MCL 570.151 →
- Written
A contract with a schedule of values attached
Scope, line-item price, allowances stated openly, payment tied to completed stages, and the change-order process spelled out. You should not sign a renovation contract that lacks any one of those, from us or anyone.
Photographs and names belong here.
This is a demonstration site, so it lists roles rather than inventing people. On a real studio’s site this is the most valuable page you have — homeowners are letting these people into their house for four months.
- 1Owner, licensed builder, on site weekly and reachable on the contract
- 1Project manager per job, on site daily, whose mobile number you have
- 2Carpenters, employed not contracted, on your job start to finish
- 9Trade partners we have used for years and will name before we start
A note on this page. Most contractor sites fill this section with stock photographs of strangers under invented names and credentials. We will not do that. When this becomes a real studio’s site, real photographs and real biographies go here.
